Terms of Use

These Terms form a binding agreement between you and 2BTRUST LLC (“2BTRUST,” “2BCheck,” “we,” “us,” or “our”). By accessing or using 2BCheck, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the Services.

1. The Services

2BCheck is a property-information screening and due-diligence tool that retrieves, organizes, and presents information from public, governmental, and other identified sources. Features may include address search, parcel, ownership, assessment, tax, flood, zoning, permit and public-record information, saved history, and generated reports.

2. Critical limitations

2BCHECK PROVIDES INFORMATIONAL SCREENING ONLY. IT IS NOT A TITLE SEARCH, TITLE COMMITMENT, SURVEY, APPRAISAL, INSPECTION, ENVIRONMENTAL ASSESSMENT, ENGINEERING REPORT, CREDIT REPORT, LEGAL OPINION, TAX ADVICE, ZONING OPINION, OR INVESTMENT RECOMMENDATION.

Public records may be delayed, incomplete, unavailable, inaccurate, inconsistently indexed, or changed without notice. “Not found,” “not confirmed,” or a source failure does not establish that a lien, restriction, permit, hazard, owner, debt, or other matter does not exist. You must independently verify material information with the relevant authority and qualified professionals before relying on it or making a decision.

3. Eligibility and accounts

You must be at least 18 and legally capable of entering a contract. You must provide accurate account information, protect access to your email and device, and notify us of suspected unauthorized activity. You are responsible for activity under your account. You may delete your account through the Account area of the mobile app.

4. Permitted use

We grant you a limited, revocable, nonexclusive, nontransferable license for lawful personal or internal business property research. You may not:

Use the Services to violate privacy, fair-housing, consumer-reporting, anti-discrimination, sanctions, export-control, or other applicable law;
Use the Services as a consumer report or for eligibility decisions involving credit, insurance, employment, housing, or another purpose regulated by the Fair Credit Reporting Act or similar law;
Harass, stalk, threaten, discriminate against, or unlawfully contact a person identified in public records;
Scrape, bulk-download, resell, sublicense, reverse engineer, circumvent access controls or rate limits, interfere with the Services, or introduce malicious code;
Misrepresent a report as certified, guaranteed, complete, current, or issued by a government authority; or remove source attribution or legal notices.

5. Public sources and third parties

2BTRUST does not control government agencies, public-record custodians, mapping providers, or linked third parties and is not responsible for their availability, terms, records, acts, or omissions. Access does not imply endorsement. Third-party services may impose their own terms.

6. Your inputs and reports

You represent that you have a lawful purpose for searches and information you submit. You retain your rights in your inputs and grant us the limited rights necessary to process them, perform searches, store history, create reports, secure the Services, and provide requested functionality. Reports may be shared for lawful use only with their source attribution, limitations, and disclaimers intact.

7. Intellectual property

The Services, software, design, compilation, branding, and original materials are owned by 2BTRUST or its licensors. Public-source records remain subject to the rights and rules of their originating authorities. No rights are granted except as expressly stated.

8. Availability

We may maintain, modify, suspend, or discontinue features or access when reasonably necessary for security, legal compliance, source availability, or operations. We do not promise uninterrupted availability or coverage of every property, jurisdiction, source, or data category.

9. Disclaimer of warranties

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE.” 2BTRUST DISCLAIMS ALL EXPRESS, IMPLIED, AND STATUTORY WARRANTIES, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, COMPLETENESS, TIMELINESS, AVAILABILITY, AND RESULTS. WE DO NOT WARRANT THAT A REPORT WILL IDENTIFY EVERY MATERIAL FACT OR RISK.

10. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, 2BTRUST AND ITS AFFILIATES, OFFICERS, EMPLOYEES, CONTRACTORS, AND LICENSORS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, EXEMPLARY, CONSEQUENTIAL, OR PUNITIVE DAMAGES; LOSS OF PROFITS, REVENUE, DATA, GOODWILL, OPPORTUNITY, OR USE; OR ANY PROPERTY, TRANSACTION, FINANCING, TITLE, ZONING, TAX, FLOOD, PERMIT, OR INVESTMENT DECISION ARISING FROM THE SERVICES, EVEN IF ADVISED OF THE POSSIBILITY.

To the maximum extent permitted by law, aggregate liability for claims relating to the Services will not exceed the greater of US$100 or the amount you paid directly to 2BTRUST for the Services during the 12 months preceding the claim. Some jurisdictions do not allow certain limits, so portions may not apply.

11. Indemnification

To the extent permitted by law, you agree to defend, indemnify, and hold harmless 2BTRUST and its affiliates, officers, employees, contractors, and licensors from claims, losses, liabilities, damages, judgments, costs, and reasonable attorneys’ fees arising from your unlawful use, violation of these Terms, infringement of another person’s rights, or decisions made contrary to the stated limitations.

12. Termination and general terms

You may stop using the Services or delete your account at any time. We may suspend or terminate access for material violation, unlawful or harmful conduct, security risk, or legal requirement. These Terms, the Privacy Policy, and feature-specific terms constitute the entire agreement concerning the Services. The Apple Standard End User License Agreement also applies to the iOS app. If a provision is unenforceable, it will be limited to the minimum extent necessary and the remainder remains effective. Failure to enforce is not a waiver.

13. Changes and contact
